Selling property today often begins with the first impression a listing creates online.
I’m Paul Wilcock, a professional photographer based in Tarporley, Cheshire. Alongside my work photographing businesses and professionals, I occasionally support estate agents when a property would benefit from professional photography.
This is not something every listing requires, but there are situations where carefully composed, well-lit imagery can help a property stand out more clearly on property portals and marketing materials.
When that happens, some agents prefer to bring in a trusted photographer to capture the images while they focus on marketing the property and managing enquiries.
That is typically where I help.
Most estate agents already take property photographs themselves, and in many situations that works perfectly well.
However, there are occasions where bringing in a professional photographer can help present a property at its very best.
This can be particularly useful when:
• the property is high value or architecturally interesting
• the marketing campaign requires stronger visual presentation
• the property has struggled to attract viewings
• the listing needs to stand out more clearly on property portals
• the homeowner has requested professional photography
In these situations, some agents prefer to bring in a photographer to capture the imagery while they continue focusing on the marketing and sale of the property.
My role is simply to support the listing by producing clear, well-presented imagery that helps the property make a strong first impression.
The agent or homeowner contacts me with basic details of the property and preferred timing.
The photography session usually takes between 30–90 minutes depending on property size.
Images are professionally edited for colour balance, exposure and presentation.
Edited images are delivered ready for use on property portals, websites and marketing materials.
Many homeowners feel slightly anxious about having their property photographed.
A calm, professional approach helps people feel comfortable during the session, which makes the process easier for everyone involved.
Because much of my work involves photographing business owners and professionals, I am used to working with people who are not naturally comfortable in front of a camera.
That experience carries across naturally when photographing homes and working with homeowners during property sessions.
Some homeowners selling privately also choose to use professional photography when marketing their property.
Professional imagery can help a property appear more attractive and well-presented when advertised online.
